Local roofs in Shanklin Village

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.6 miles north-west lies Nonsuch Mansion, a reminder of how long the area around Shanklin Village has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you live near a park like Manor Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. Shop and office owners around The Ashley Centre may find that a roof report helps plan work around trading rather than after a leak.

Gutter survey in Shanklin Village: what you get

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’re worried about leaks at the gutter joints and brackets that have dropped or snapped, we can find out what’s behind it, whatever the roof.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Shanklin Village as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Booking your survey

  • What’s prompted the survey
  • The property’s address and postcode
  • Any deadline, such as an exchange date

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Look for new stains on ceilings below valleys after rain
  • Watch for green marks down the brickwork
  • Check for spilling water in a downpour
  • Get trees that overhang the gutters trimmed

You receive a report with photographs and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Get the gutters cleared every year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.

Rented homes, blocks and businesses

Letting agents and landlords in Shanklin Village book surveys as well as householders. A written report with photos gives you a clear record of the gutter, which helps you plan work between tenancies.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.

Your questions about gutter surveys in Shanklin Village

Is my home in Shanklin Village listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is parking a problem for a survey in Shanklin Village?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. Just call 07833 053749 or drop us an email to arrange a day.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How do I arrange a gutter survey in Shanklin Village?

To book, phone 07833 053749 or use the contact form and let us know the address and what you need to know. We will confirm the price and find a day that suits.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In Shanklin Village, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • Let us know about parking near the property
  • Leave side gates unlocked
  • Have any questions written down, so nothing gets missed

Advice

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What we are asked to look at in Shanklin Village

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

We’re often asked to look at:

  • Fascia boards damaged by overflowing water
  • Gutters overflowing in heavy rain
  • Cracked or loose downpipes
  • Dripping or leaking gutter joints

The streets around a church like Church of St John are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before you book any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their track record with similar roofs
  • What’s outside the scope of the survey
  • Whether the price includes VAT
