Gutter survey in Little Woodcote: what you get

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed gutters full of debris and silt and brackets that have dropped or snapped, a survey will tell you what’s going on, whatever the roof.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Little Woodcote with this kind of roof, the hidden gutter is one of the first things to check.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Why it is worth a survey now in Little Woodcote

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • More than 5,000 surveys completed
  • Packages from £150, inc. VAT
  • Plain-English reports with photos

Little Woodcote questions

Can a landlord with a rental near Woodmansterne station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

How do I find out if my home in Little Woodcote is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Do you survey at weekends?

Yes. Surveys are carried out on any day of the week. Just ring 07833 053749 or send us an email to arrange a day.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, ring 07833 053749 or email us.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How the survey works

Once we have finished looking, we write up our findings as a report with photos, emailed to you. As for time on site, most surveys take an hour or two for a house, while a commercial roof takes nearer three to four hours. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Little Woodcote moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photos and recommendations follows.

Before we arrive

  • Leave side gates unlocked
  • Clear the way to the loft hatch
  • Keep pets in another room

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Related advice

How the survey changes by roof type

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Do you need a gutter survey in Little Woodcote?

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

Here are some of the things we see frequently:

  • Overflowing valley or parapet gutters
  • Leaves and moss blocking gutters
  • Hoppers and outlets full of debris
  • Sagging gutters and loose brackets

If you look after a shop, office or commercial unit, for instance near Centrale Croydon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Before booking any roof surveyor

  • How long the report takes to arrive
  • Which parts of the roof they’ll actually see
  • Their insurance cover
  • Which limits apply to the survey

What a roof survey includes

How we price gutter surveys

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What to let us know when you get in touch

To price your survey accurately, we’ll ask about:

  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access
  • When you need the report by
  • The reason for the survey, like buying, a leak or storm damage

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Gutter surveys around Little Woodcote

With Nonsuch Mansion about 3.3 miles north-west, Little Woodcote sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Woodmansterne station, the gap between tenancies is a good time to have the roof looked at. Homes near green spaces like Carshalton Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
