About our flat roof survey in Benhilton

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We survey single-ply membranes, felt flat roofs and upstands and outlets, and common reasons people get in touch are loose or cracked edge trims and splits, cracks and crazing.

Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Benhilton, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Leave it or get it looked at?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Benhilton: your questions answered

Is my home in Benhilton listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you carry out roof surveys in Benhilton?

Yes, Benhilton is one of the places we work. Every survey there gets the same written report with photographs.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. Where nothing visible explains the leak, the report says what to try next.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What’s in the survey report?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Can you test old roof sheets for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours at a typical home, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Benhilton runs like any other.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

What a flat roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Testing older roof sheets for asbestos
  • Whether the deck or joists are strong enough
  • Hidden layers beneath the covering

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check the outlets after the leaves fall
  • Check from a window for ponding after heavy rain
  • Have the roof looked at again after a severe storm
  • Note any new marks on ceilings beneath the roof

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Flat roofs in Benhilton

With Nonsuch Mansion about 1.9 miles south-west, Benhilton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings such as All Saints Benhilton CofE Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you look after a shop, office or commercial unit, for instance near Centrale Croydon, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If your home is one of the older ones in the streets near All Saints Church, the joins between later flat roofs and the old walls are where problems usually start.
