How a flat roof survey works in Shanklin Village

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We are often asked to look into outlets that hold water back and failed seals around rooflight kerbs, on upstands and outlets, mastic asphalt and felt flat roofs.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Shanklin Village, the flat roof is frequently a shared part of the building.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Flat and commercial roofs around Shanklin Village

About 1.6 miles north-west lies Nonsuch Mansion, a reminder of how long the area around Shanklin Village has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings like Harris Academy Sutton, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Belmont station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you own one of the older houses in the streets near Church of St John, the joins between later flat roofs and the old walls are where problems usually start.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check ceilings under the roof for damp patches
  • Book a survey every few years
  • File the paperwork for the roof and any repairs
  • Check that new brackets or units haven’t damaged the covering

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Prices for flat roof surveys in Shanklin Village

Prices always include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • House, block, shop or office
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Questions from Shanklin Village

Will parking be an issue for a roof survey in Shanklin Village?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Does a conservation area affect roof work in Shanklin Village?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you check flat roofs for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Will the survey show why my flat roof is leaking?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

How long is the visit?

It normally takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. The written report follows by email.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at most homes, or half a day or so for a commercial building. In Shanklin Village, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a written report with photos and our recommendations.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Mention any parking restrictions on your street
  • Leave a clear route to the loft

Getting a price

Most bookings start with a short call: call 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

How the survey changes by roof type

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

Why act early in Shanklin Village

Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. Any roof job in Shanklin Village means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.
