Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Keep outlets clear of leaves and moss
  • Never stand on rooflights or fragile sheeting
  • File the paperwork for the roof and any repairs
  • Check from a window for ponding after heavy rain

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

How a flat roof survey works in The Wrythe

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey felt flat roofs, GRP fibreglass and single-ply membranes, and the problems we’re asked to look at most are edge trims that have lifted or split and outlets that hold water back.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In The Wrythe, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we’re asked to look at in The Wrythe

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

A survey can pick up problems like:

  • Gaps at upstands and abutments
  • Pools of water lying on the roof
  • Splits, cracks and crazing
  • Edge trims that have lifted or split

For site and facilities teams at buildings like Victor Seymour Infants' School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long the report takes to arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the inside of the roof is included

What’s in a roof survey

What affects the cost of flat roof surveys

All our prices include VAT. What changes the price is:

  • The shape of the roof and its details
  • Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Booking your survey

A little information up front helps. It helps to include:

  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window

A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email. You will have a price before anything is arranged.

How the survey changes by roof type

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Flat roof surveys around The Wrythe

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Nonsuch Mansion about 2.9 miles west, The Wrythe sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

For businesses in and around places such as Centrale Croydon, flat roofs over shops and units are easy to forget until water comes through a ceiling. Parking in The Wrythe, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Point out any leaks or damp patches
  • Make sure pets are kept safely away
  • Leave a clear route to the loft

Your questions about flat roof surveys in The Wrythe

Do you cover The Wrythe?

Yes. We survey roofs across London and South East England, and The Wrythe is part of that. You can phone 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in The Wrythe?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
