How a roof leak investigation works in The Wrythe

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. We are often asked to look into leaks that appear only in driving rain and drips from nail tips in a cold loft, across lead flashings, slate and tile slopes and the roof space.

Water getting into a London home frequently comes from a detail you cannot see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in The Wrythe, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

When to book a survey in The Wrythe

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

It is worth booking a survey if you’ve seen:

  • Damp ceilings under a flat roof
  • Drips in the loft during heavy rain
  • Wet patches high on an inside wall
  • Leaks that appear only in driving rain

If you live near a park like Carshalton Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • How soon the report will arrive

  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

Wind, rain and roofs in The Wrythe

With Nonsuch Mansion about 2.9 miles west, The Wrythe sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering and its details give the first clues when tracing where water is coming from.

Take a building like Victor Seymour Infants' School: on a building that size, finding the source of a drip means looking well beyond the stain. Landlords with a home close to Carshalton station may find that a clear finding on where water gets in helps you brief a roofer right away.

The Wrythe is about 7 miles south of Stockwell, in Greater London. Surveys in The Wrythe work the same way as everywhere we cover: a close look at whatever is safely visible, photos and a clear written report. Our area takes in places right across Greater London. What we do, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. The survey normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. In The Wrythe, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Advice

Questions from The Wrythe

Do you cover The Wrythe?

We do. The survey and report are the same in The Wrythe as anywhere else.

Does a conservation area affect roof work in The Wrythe?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you always find the source?

We cannot promise it. Some leaks hide well, particularly those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.

How much does a roof leak investigation cost in The Wrythe?

Prices start from £150, including VAT. You will know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Roof by roof

Lead flashings

A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak.

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Let us know what has already been tried
  • Note the weather when the leak shows
  • Photograph the stain each time it appears
  • Move stored items away from the hatch

Keep the report after the work is done. If water appears again, it shows what was found before.

Keep the roof space ventilated. Good airflow reduces condensation, which is often mistaken for a leak. Keep insulation clear of the eaves.

Why it’s worth a survey now in The Wrythe

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. It gives the next repair a far better chance. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.

What a roof leak investigation does not cover

In fairness, there are limits to any roof survey:

  • A structural engineer’s report
  • The repair itself (the investigation finds and reports the cause)
  • Water from pipes, tanks or heating systems

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.
