Landlord roof surveys for homes and businesses in The Wrythe

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. If you are worried about choked outlets and gutters and parapets and upstands in poor repair, a survey will tell you what’s going on, on rented houses, blocks of flats and gutters and downpipes alike.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in The Wrythe as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Keep the loft hatch clear and reachable
  • Check your lease or ask a solicitor about who pays
  • Put urgent roof work at the top of the list
  • Ask residents to report damp straight away

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. For a visit in The Wrythe, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you in advance.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Keep pets out of the way during the survey
  • Let us know about parking near the property
  • Clear the way to the loft hatch

The Wrythe questions

Does a conservation area affect roof work in The Wrythe?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Carshalton station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take between one and two hours for a house, and about three to four hours for a commercial roof. The written report follows by email.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Do you cover The Wrythe?

Yes. We cover The Wrythe and the rest of Greater London. To book, phone 07833 053749 or email us.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

What we look for on each type of roof

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. We note what we can see.

Shared chimney stacks

Chimney stacks are often shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

What affects the price in The Wrythe

The price reflects the time and kit the roof needs. That comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What a landlord roof survey looks like in The Wrythe

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 2.9 miles west lies Nonsuch Mansion, a reminder of how long the area around The Wrythe has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you live in an older home near Bishop Andrewes Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Carshalton station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Shop and office owners around Centrale Croydon may find that a dated report on the roof is useful for planning and for any lease discussions.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
