Landlord roof surveys near Rosehill

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Businesses and commercial landlords can book us too. Larger roofs take longer.

How a landlord roof survey works in Rosehill

Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can safely be seen, including from the loft space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. If you’ve noticed standing water on a flat roof and choked outlets and gutters, we can find out what’s behind it.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Rosehill has one, it needs checking from somewhere that can actually see it.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Before and after the survey

From years of surveys, a few habits stand out:

  • Tell tenants when we’re coming
  • Act on high-priority defects quickly
  • Book gutter clearing at least once a year
  • Ask your managing agent about lease terms

The report comes with photos and written recommendations ranked by urgency where relevant. It is emailed to you ready to pass on to whoever needs it.

Check the loft hatch can be reached and opened so the roof can be checked from inside. Stored items over the hatch make checks harder.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Walls, floors and services beyond the roof
  • Legal advice on leases or service charges

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

  • Rented houses

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In a London area like Rosehill, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Tell us where we can park nearby
  • For a flat or shared roof, check access with whoever owns or manages the building

Booking a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Advice

What a survey costs

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

Booking your survey

We’ll typically ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Anything about access we should know

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or drop us an email.

Rosehill questions

I let a flat near Sutton Common station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.

Is parking a problem for a survey in Rosehill?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How do I arrange a landlord roof survey in Rosehill?

To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Landlord roof surveys around Rosehill

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Nonsuch Mansion about 2.6 miles south-west, Rosehill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Shop and office owners around Centrale Croydon may find that a roof report helps plan work around trading rather than after a leak. Take a building like Tweeddale Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as St Peter's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
