About our chimney survey in Rosehill

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed bricks with flaking faces and disused chimneys trapping moisture, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

When to book a survey in Rosehill

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Here are some of the things we see often:

  • Gaps in the mortar around the pots
  • Frost-damaged brickwork on the stack
  • Pots or cowls that look unsafe
  • Lifted or split lead flashings

If you look after a building such as Tweeddale Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before you book anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone

Questions from Rosehill

Can a landlord with a rental near Sutton Common station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is parking a problem for a survey in Rosehill?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Should I worry about a leaning stack?

Do not ignore it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can assess whether it needs work.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you work in Rosehill?

Yes. We survey roofs across London and South East England, and that includes Rosehill.

Landlord and commercial surveys in Rosehill

Landlords and letting agents in Rosehill book surveys as well as homeowners. A report with photographs gives you a clear record of the chimney stack.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

Local roofs in Rosehill

Historic houses such as Nonsuch Mansion, about 2.6 miles south-west, show how far back building in the area around Rosehill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If yours is one of the older homes in the streets near St Peter's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Sutton Common station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Why get it checked now?

If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Never climb onto the roof to look at a chimney
  • Check that disused chimneys can still breathe
  • Use a Gas Safe registered engineer for gas appliances
  • Glance at the stacks from the street now and then

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

What happens on the day

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. London terraces rarely offer a view of the whole roof from one spot, so in Rosehill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Mention any parking restrictions on your street
  • If you’re buying, let the agent know when we are coming
  • Check the loft hatch can be reached

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A structural engineer’s assessment
  • Whether the flue is safe to use
  • What’s inside the brickwork or behind render, without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.
