Your questions about chimney surveys in St Helier

Is parking a problem for a survey in St Helier?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you survey roofs for landlords with property near Sutton Common station?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details, including who will give access on the day.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Is St Helier in your area?

Yes. We cover St Helier and the rest of Greater London, as part of our work across London and the South East. To book, ring 07833 053749 or email us.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

About our chimney survey in St Helier

Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey flaunching, chimney pots and cowls and shared and party-wall stacks, and people most often book us about staining on walls around the chimney and frost-damaged brickwork on the stack.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in St Helier with this kind of roof, the hidden gutter is one of the first things to check.

What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later, like when you want to compare after future work.

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Use a Gas Safe registered engineer for gas appliances
  • Leave close inspection to people with safe access
  • Check that disused chimneys can still breathe
  • Check fixings on the stack are secure

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

What a chimney survey looks like in St Helier

The wider area around St Helier has a long history of building, with Nonsuch Mansion about 2.6 miles south-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Tweeddale Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St Peter's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Leave it or get it looked at?

Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Why book with us

  • Package prices that include VAT
  • Surveys on any day of the week
  • Independent findings on the roof’s condition
  • Thermal imaging and drones used where they help

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden sides of a shared stack
  • Conditions inside walls
  • Whether the flue is safe to use

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. The full list of what we check.

What we check

  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks
  • Chimney breasts
  • Shared and party-wall stacks
  • Lead flashings

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at a house, as part of a look at the roof around the stack. For a visit in St Helier, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • Leave side gates unlocked
  • Make a note of anything you’d like us to look at

Signs you need a chimney survey in St Helier

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

A survey can pick up problems like:

  • Damp patches on chimney breasts
  • Flashings pulling away from the stack
  • Mortar washing out of the joints
  • Pots or cowls that look unsafe

For businesses in and around places like Centrale Croydon, a dated report on the roof is useful for planning and for any lease discussions.
