Drone roof surveys in St Helier

Drone roof surveys for homes and businesses in St Helier

Drones need reasonable weather. Strong wind or a downpour rules out a flight, because the drone has to stay safely under control. If the weather turns, we will agree another day or inspect what we can by other means. We check the forecast before the visit and again on site. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. If you are worried about damage after a storm that can’t be seen from below and lead work pulling away at abutments, we can find out what’s behind it, on valleys and parapet gutters, flat roofs on upper floors and large and complex roofs alike.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in St Helier, the address is checked against all of them, and where permission is needed, the flight waits for it.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we look for on each type of roof

Ridges and hips

Loose ridge pieces can be lifted in a storm. Finding them early keeps them from coming down.

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. With a drone, nobody has to go near them.

Leave it or get it looked at?

With drone photos, everyone can see the same thing. You can show exactly where the problem is. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices start from £400, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

St Helier: your questions answered

Is my home in St Helier listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you fly a drone over a roof in St Helier?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

How do I arrange a drone roof survey in St Helier?

To book, ring 07833 053749 or drop us an email and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. For a visit in St Helier, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there is safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

Before we arrive

  • Have any questions written down, so nothing gets missed

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Let neighbours know about the flight if your roof is shared
  • Clear the loft hatch so we can check inside too
  • Book early if you are near an airport
  • Share the postcode so we can check for restrictions

If you need work done, roofers can work from the photos. The photos show the location and extent of every problem.

Every so often, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

Flying and imaging in St Helier

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help. Every flight is checked against the Drone Safety Map first.

The streets around a church such as St Peter's Church are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. If you look after a building such as Tweeddale Primary School, thermal images can show where wet insulation sits under a big flat roof. If you run a business near Centrale Croydon, a commercial roof can be photographed from above without anyone walking on it.

St Helier is about 3 miles south-east of Wimbledon, in Greater London. DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
