Landlord roof survey in Carshalton: what you get
The lease typically decides who is responsible for the roof and who pays. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you’ve noticed gutters overflowing onto walls and damaged party-wall upstands or parapets, we can find out what’s behind it.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.
Where we cannot see part of the let or shared roof, the report says so. That way, it’s clear what was covered and what wasn’t.

FAQs for Carshalton
I let a flat near Carshalton station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
Is my home in Carshalton listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
How much does a landlord roof survey cost in Carshalton?
Our price is from £150, including VAT. You’ll know the price for your survey before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or send us an email.
Can we use the survey to plan a roof budget?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It doesn’t include repair cost estimates, but contractors can price from it.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Do you cover Carshalton?
Yes, we do. Carshalton is part of the area we cover.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
What a landlord roof survey looks like in Carshalton
About 2.7 miles west lies Nonsuch Mansion, a reminder of how long the area around Carshalton has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like Carshalton High School for Girls: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for instance near Centrale Croydon, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you own a rental within reach of Carshalton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How the survey works
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey normally takes about 1–2 hours for most houses, or half a day or so for a commercial building. In Carshalton, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.

Advice
What a survey costs
Survey packages start from £150, including VAT. The price for your roof depends on:
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- Building height and the viewpoints available
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
If you can, have these to hand when you contact us:
- What kind of property and roof it is
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, like an exchange date
Most bookings start with a short call: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Honest limits
A survey is a careful look at the let or shared roof, but it cannot do everything. The main limits are:
- Areas behind locked flats or blocked hatches
- Who pays under the lease (that is a legal question)
- The rest of the building, as a RICS Level 2 or 3 survey would
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Put urgent roof work at the top of the list
- Have gutters and outlets cleared every year
- Keep past survey reports with the building’s records
- Ask your managing agent about lease terms
Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition to help those discussions.
Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.
