Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Tell us about any leaks or stains you’ve seen
  • Include dormers, porches and garages when you book
  • Look for debris in the garden after high winds
  • Keep a record of damp patches and dates

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Roof survey in Raynes Park

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you’ve noticed crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone, we can find out what’s behind it, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Raynes Park as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Raynes Park: your questions answered

I let a flat near Raynes Park station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Will parking be an issue for a roof survey in Raynes Park?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Will the report say how many years my roof has left?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Raynes Park homes and their roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Raynes Park has a long history of building, with Southside House about 0.9 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St Saviour's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Raynes Park station, a dated record of the roof is useful when planning maintenance across a let.

Why act early in Raynes Park

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. Any roof job in Raynes Park means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

What we look for on each type of roof

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Common roof problems in Raynes Park

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

We’re often asked to look at:

  • Ponding, splits or blisters on flat roofs
  • Slipped, cracked or missing slates and tiles
  • Crumbling chimney pointing or cracked flaunching
  • Blocked, sagging or leaking gutters

Anyone responsible for a site like West Wimbledon Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a roof survey includes

What we do, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours for most homes, depending on how many separate roofs there are. In Raynes Park, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors
