What affects the price in Raynes Park

Not every roof costs the same to survey, for these reasons:

  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, like extensions, dormers and garages

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

What to let us know when you get in touch

You don’t need to know any roofing terms. It is enough to tell us:

  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode
  • What’s prompted the survey

You can call us seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

About our chimney survey in Raynes Park

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. If you’ve noticed cracked or missing flaunching and damp on a chimney breast inside, we can find out what’s behind it, on shared and party-wall stacks, brick chimney stacks and lead flashings alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Raynes Park with this kind of roof, the hidden gutter is one of the first things to check.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Landlords, agents and building managers in Raynes Park and across Greater London can book any of our surveys. To discuss a property or a block, ring 07833 053749 or email us.

Chimney surveys in Raynes Park: local notes

Historic houses such as Southside House, about 0.9 miles north, show how far back building in the area around Raynes Park goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Raynes Park station, the gap between tenancies is a good time to have the roof looked at. For businesses in and around places like Bentall Centre, a dated report on the roof is useful for planning and for any lease discussions. If you look after a building such as West Wimbledon Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Raynes Park questions

Is parking a problem for a survey in Raynes Park?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you survey roofs for landlords with property near Raynes Park station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will I get photos?

Yes. The report includes photos of what we found.

How do you inspect a chimney without scaffolding?

We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we will explain what’s needed.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Tips that help

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Use the report as a baseline for future checks
  • Check that disused chimneys can still breathe
  • Do not use a ladder to reach the stack yourself

After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Check fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take about 1–2 hours at a typical home, and more on a big or complicated roof. In Raynes Park, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photos and our recommendations.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Check pets are kept safely away
  • Mention any parking restrictions on your street

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the loft space where we can reach.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
