Why act early in New Malden

It’s easier to get snags sorted while money is still owed. After the final payment, getting them back can take longer. Our report lists what to raise. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

New roof snagging for homes and businesses in New Malden

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions where the work is most fiddly. We check everything we can see safely and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. Typical surveys look at missing or blocked roof ventilation and tiles or slates sitting out of line, on flashings and valleys, replacement roofs and ridges and verges.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in New Malden, that shapes what can be checked: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease typically sets out who is responsible for the roof.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Diary the defects period end date
  • Watch for drips in the loft space with care
  • Check that gutters weren’t left full of offcuts
  • Walk round the house to look for knock-on damage

Keep the report with any warranty papers from your roofer. It’s a dated record of the roof at handover.

Do not settle the final bill until the roof has been inspected if your contract allows it. It gives the roofer a reason to finish everything.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for a house, and longer for a large or complex roof. In New Malden, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Before the survey

  • Jot down any questions you want answered
  • For flats, make sure roof access has been agreed
  • Find any records of previous roof work

New Malden questions

Is my home in New Malden listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can parking be tricky for a visit in New Malden?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Will you deal with my roofer if there’s a problem?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

Will you walk on the roof?

Only if it’s safe. We check everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How the survey changes by roof type

Clay and concrete tiles

Well-laid tiles can last for decades. Cracked or uneven tiles are recorded as far as can be seen.

Flashings

Chimney flashings are a frequent source of leaks and are checked closely.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

New roof snagging around New Malden

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. For a purchase or a newly finished roof, the materials decide which details matter most. About 1.6 miles north-east lies Southside House, a reminder of how long the area around New Malden has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

The streets around a church such as New Malden Baptist Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. Controlled parking zones are common in London, so mention any permit rules for New Malden, along with any off-street space. For landlords with property near New Malden station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
