Pre-purchase roof surveys near New Malden

Roof by roof

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.

About our pre-purchase roof survey in New Malden

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We’re often asked to look into signs of past leaks inside the loft and gaps where slates or tiles have come loose, across chimney stacks, natural slate and flat-roofed extensions and dormers.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in New Malden could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Watch for stains or fresh paint on ceilings below the roof
  • Ask the agent to check the loft hatch can be opened
  • Ask whether there are papers for past roof work
  • Arrange the survey as soon as your offer is agreed

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Structural calculations (that’s a structural engineer’s job)
  • The condition of the rest of the house (that’s a RICS home survey)
  • Faults hidden behind ceilings, boards or coverings

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

What we look at

  • Natural slate
  • Lead flashings and valleys
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space

What we do, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at a typical home, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Leave side gates unlocked
  • If it is not your property yet, arrange access through the agent
  • Make sure the loft hatch can be reached

Advice

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

FAQs for New Malden

Does a conservation area affect roof work in New Malden?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are there drone restrictions around New Malden?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour, and the rest of the survey doesn’t depend on the drone.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Is New Malden in your area?

Yes. We cover New Malden and the rest of Greater London, as part of our work across London and South East England. To book, call 07833 053749 or use the contact form.

Do you go up on the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you need to go inside the property?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

Local roofs and buyers in New Malden

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of New Malden station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to New Malden Baptist Church: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Southside House lies about 1.6 miles north-east, so building around New Malden goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

What affects the price in New Malden

We confirm the price for your roof before booking. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • The roof’s overall size

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Helping us price your survey

Before you get in touch, it helps to have:

  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

To arrange a survey, call 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before booking.
