Motspur Park Pre-Purchase Roof Survey
Wondering about the roof at a property in Motspur Park? We carry out pre-purchase roof surveys in Motspur Park and across Greater London, with plain-English findings.
- Slates or tiles that have slipped or gone
- Flashings that have lifted or split
- Gutters that overflow or drip at the joints
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take between one and two hours for a house; commercial roofs usually need 3–4 hours. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Motspur Park runs like any other.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a photo-illustrated written report and recommendations before you exchange.
Before we arrive
- Have any questions written down, so nothing gets missed
- Tell us where we can park nearby
- If the roof is shared, arrange access with whoever manages the building

Pre-purchase roof survey in Motspur Park
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you’re buying. If you are worried about slates or tiles that have slipped or gone and worn or lifted lead flashings, we can find out what’s behind it.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Motspur Park might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Faults hidden behind ceilings, boards or coverings
- How a seller will respond, or what the house is worth
- The condition of the rest of the house (that’s a RICS home survey)
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What our survey covers.
What we look at
- Gutters and downpipes
- Lead flashings and valleys
- The roof space
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Chimney stacks
- Natural slate
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Your questions about pre-purchase roof surveys in Motspur Park
Are there drone restrictions around Motspur Park?
Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.
How do I find out if my home in Motspur Park is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Leave it or get it looked at?
Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

How the survey changes by roof type
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.
Lead flashings and valleys
Many leaks start at a flashing, so we check each one closely. We photograph any that need work.
Prices for pre-purchase roof surveys in Motspur Park
Prices vary from roof to roof, and it comes down to:
- How big the roof is
- Whether thermal imaging or a drone is needed
- The number of roofs, including extensions and garages
- The type of building, from a house to a block or an office
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
There is no need for technical words. Just let us know:
- Any stains, drips or damp patches you’ve seen indoors
- Your postcode, so we can check access and travel
- Photos of the roof, taken safely from ground level or a window
- Dates you’re working to, such as exchange
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or email us.
Buying a home or a new roof in Motspur Park
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
For landlords with property near New Malden station, a written report helps before buying a rental or paying for a new roof on one. Take an older house close to Christ Church New Malden: a survey will show how the roof has been repaired before, which helps you judge what’s coming. Controlled parking zones are common in London, so mention any permit rules for Motspur Park, along with any off-street space.
