Pre-purchase roof surveys in Copse Hill

How a pre-purchase roof survey works in Copse Hill

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you’ve noticed old water stains in the roof space and quick fixes on flashings and valleys, a survey will tell you what’s going on, on chimney stacks, natural slate and clay and concrete tiles alike.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Copse Hill might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Pass the findings to your conveyancer
  • Ask when the roof was last worked on
  • Let us know your timetable
  • For a flat, check who is responsible for the roof

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Questions from Copse Hill

Will parking be an issue for a roof survey in Copse Hill?

Typically it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is my home in Copse Hill listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.

Do you cover Copse Hill for pre-purchase roof surveys?

Yes. We survey roofs across London and South East England, Copse Hill included.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Leave it or get it looked at?

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. In Copse Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In Copse Hill, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Make sure the loft hatch can be reached
  • Have any questions written down, so nothing gets missed
  • For flats, make sure roof access has been agreed

What we are asked to look at in Copse Hill

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.

Problems we come across often include:

  • Bitumen or mortar used in place of proper repairs
  • Damp timbers or stains in the loft
  • Gutters that overflow or drip at the joints
  • Sagging ridge lines or uneven roof slopes

As a London address, Copse Hill can be tricky for parking: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • What follow-up you get after the report
  • Will they check the loft as well as the outside?
  • What they will not be able to tell you

What a good roof survey covers

How the survey changes by roof type

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Pre-purchase roof surveys around Copse Hill

The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Copse Hill. Where the drone is part of the survey, we check the exact boundary for the address before flying. Southside House, about 0.2 miles south, is one of the historic houses in the wider area around Copse Hill. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Raynes Park station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark such as Christ Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
