Roof leak investigations for homes and businesses in Motspur Park
Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof frequently turns out to be the source in heavy rain. We check parapets, valleys and flashings from each safe vantage point. The findings are recorded with photos. We are frequently asked to look into water coming in around a roof light or dormer and a leak that comes and goes with the weather, on the roof space, valleys and parapet gutters and rooflights and dormers.
In London, leaks frequently start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Motspur Park, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Tips that help
A survey works best with a little help from you, before and after. Tips:
- Clear the loft hatch so we can get in
- Do not touch fittings that water is reaching
- Photograph the stain each time it appears
- Mention any plumbing above the damp area
Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.
Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
What happens if roof problems are left?
Patching the spot above the stain frequently does not work. The real way in may be a metre or more away. An investigation finds the likely cause first. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Your questions about roof leak investigations in Motspur Park
Do you cover Motspur Park?
Yes, Motspur Park is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.
Does a conservation area affect roof work in Motspur Park?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
How long does the visit take?
Allow about one to two hours, more where the leak is intermittent or the roof is large. We’ll give you an idea of timing when you book.
Can you find a leak when it isn’t raining?
In most cases, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.
Is there anything I need to do before the visit?
Make sure the loft can be reached. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What’s the best way to book?
The quickest way is to ring 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.
What we’re asked to look at in Motspur Park
Some water in the loft is not rain at all. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.
A survey can pick up problems such as:
- A leak that comes and goes with the weather
- Stains around a skylight
- Staining around the chimney inside
- Drips from nail tips in a cold loft
If you own a rental within reach of New Malden station, tracing a leak quickly matters when a tenant is living with it.
Before you book any roof surveyor

- Are they insured for the work?

Different roofs, different checks
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these roof types has its own typical places for water to get in. The wider area around Motspur Park has a long history of building, with Southside House about 0.8 miles north-east. Living close to Beverley Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Take an older house close to Christ Church New Malden: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take between one and two hours for most homes, though a hard-to-trace leak can take longer. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Motspur Park runs like any other.
- We start with what you’ve seen: where the stain is and when it gets worse.
- The visit starts indoors, at the stain and in the loft.
- Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it’s useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before the survey
- Keep pets in another room
- Find any records of previous roof work
- Agree roof access with the managing agent if it’s shared

What you can safely check yourself
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
