West Barnes questions

Does a conservation area affect roof work in West Barnes?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in West Barnes?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do you look in the roof space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

How do you tell a leak from condensation?

Condensation can look very like a leak. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

What does a roof survey cost?

Our price is from £150, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.

Roof leak investigation in West Barnes: what you get

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is checked from wherever it is safe to see it. We survey chimney stacks, slate and tile slopes and flat roof details, and the problems we are asked to look at most are damp underlay across a wide area and water marks that spread in wet weather.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it’s useful to know whether damage is old or new. A careful look in West Barnes tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.

Where we can’t see part of the leaking roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What affects the cost of roof leak investigations

Prices always include VAT. The things that change the price are:

  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before booking.

Helping us price your survey

Before you get in touch, it helps to have:

  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you’re working to, such as exchange
  • Anything about access we should know

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.

What we look for on each type of roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak, particularly in driving rain.

Valleys

Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Preparing for the visit

  • Point out any leaks or damp patches
  • Make a note of anything you’d like us to look at
  • For a flat or shared roof, check access with the freeholder or managing agent

Advice

When to book a survey in West Barnes

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

Problems we come across frequently include:

  • Ceiling stains that grow after rain
  • Leaks at a dormer or roof window
  • Leaks below a flat extension roof
  • Drips in the loft during heavy rain

For landlords with property near Motspur Park station, tracing a leak quickly matters when a tenant is living with it.

Before you book any roof surveyor

  • What insurance they carry
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What they will not be able to tell you
  • What exactly goes into their report

What’s in a roof survey

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.

Leaks and storm damage in West Barnes

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Different coverings let water in at different points, which shapes where the search starts. Southside House, about 1.1 miles north, is one of the historic houses in the wider area around West Barnes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park like Beverley Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. For site and facilities teams at buildings such as Sacred Heart Catholic Primary School, a leak through a large roof is often found some distance from where the water shows inside.
