West Barnes: your questions answered

Does a conservation area affect roof work in West Barnes?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in West Barnes?

Parking in West Barnes, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

How long will you be at the property?

On site, it typically takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. That includes the checks before the drone goes up.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What does the report include?

Written findings with photos, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Does the report include photos?

Yes. We photograph the roof as we go, and they go into the written report.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

About our drone roof survey in West Barnes

Drone roof survey starts from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. There’s a 12-month follow-up as well. We will tell you if a drone isn’t the right tool for your roof. You get a written report with the close-up photos from the flight. If you’ve noticed flat roofs on upper floors that hold water and hidden gutters full of leaves, we can find out what’s behind it.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in West Barnes as anywhere. Let us know about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof by roof

Large commercial roofs

Older cement sheet roofs may contain asbestos. We flag it in the report and recommend a specialist asbestos surveyor.

Steep slate and tile slopes

Steep roofs are risky to walk on. From the air, every course of slates or tiles can be seen.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Move stored items away from the hatch
  • Make sure there is room outside for the drone to take off
  • Be ready to move the date if the weather turns
  • Keep pets indoors during the flight

Your report arrives by email, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Look at the roof from the ground after strong winds. Debris in the garden is a sign to act on. A drone can show exactly what has moved.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What we do, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. In West Barnes, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it’s checked too.
  5. Everything is written up, with the aerial photos and our advice.

Before we arrive

  • Check the loft hatch can be reached
  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street

Southside House lies about 1.1 miles north, so building around West Barnes goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Common roof problems in West Barnes

Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until it causes a leak inside. From above, they’re easy to see.

Signs worth acting on include:

  • Lead work pulling away at abutments
  • Cracked flaunching or loose chimney pots
  • Flat roofs on upper floors that hold water
  • Damage after a storm that cannot be seen from below

Take a building like Sacred Heart Catholic Primary School: a drone or thermal camera can show a large roof in a single visit.

What a good roof survey covers

What happens if roof problems are left?

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
