How a drone roof survey works in New Malden
A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. Where there’s safe access, we look in the roof space too, because the underside tells its own story. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. If you are worried about moss building up on slopes and in gutters and gaps where slates or tiles have gone, a survey will tell you what’s going on.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at. Let us know about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey changes by roof type
Valleys and parapet gutters
Some older terraces have a butterfly roof with a valley in the middle. It’s almost impossible to see from ground level, but it is plain to see from the air.
Ridges and hips
The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What happens on the day
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.
- First comes the address, plus a note of what worries you about the roof.
- Any flight restriction at the address is looked at, with permission requested if required.
- We assess the conditions and the take-off spot first.
- The drone photographs the roof closely, kept in sight throughout.
- We email the report with close-up photos and recommendations.
Getting ready for the survey
- Show us where any leaks or stains appear
- Make sure pets are kept safely away
- Dig out any old roof reports or invoices

Airspace, weather and New Malden roofs
Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. About 1.6 miles north-east lies Southside House, a reminder of how long the area around New Malden has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
The streets around a church such as New Malden Baptist Church are often among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. If you look after a building such as Christ Church New Malden CofE Primary School, thermal images can show where wet insulation sits under a big flat roof.

Do you need a drone roof survey in New Malden?
After storms, owners want to know what has moved. It’s hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.
Look out for signs like these:
- Chimney tops in poor condition
- Slates or tiles shifted by high winds
- Moss building up on slopes and in gutters
- Cracked mortar along the ridge
As a London address, New Malden can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.

- Are they insured for the work?
- What the survey won’t cover

Questions from New Malden
Can you fly a drone over a roof in New Malden?
The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.
How do I find out if my home in New Malden is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Will you walk on the roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
Does the report include photos?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
