Roof survey in Seething Wells: what you get

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We’re frequently asked to look into valley linings that have cracked or split and lifted, split or missing lead flashings, across flat roofs, natural slate and ridges, hips and valleys.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Seething Wells are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we do, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Make sure the loft hatch can be reached
  • Check we can get to the back of the property

FAQs for Seething Wells

Does a conservation area affect roof work in Seething Wells?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Surbiton station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Do you go up on the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

How we price roof surveys

When we price a survey, we consider:

  • The roof’s overall size
  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Getting in touch

If you can, have these to hand when you contact us:

  • Pictures from the garden or a window, if you have them
  • The reason for the survey, like buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date

Unsure which package suits your roof? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Why get it checked now?

Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We will tell you which package suits the questions you have.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations (that is a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

Seething Wells homes and their roofs

With Hampton Court Palace about 1.3 miles north-west, Seething Wells sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Seething Wells is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to St Andrew's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you live near a park such as Hampton Court Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

When to book a survey in Seething Wells

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

We’re often asked to look at:

  • Worn or blocked valleys
  • Lifted, split or missing lead flashings
  • Standing water on a flat roof
  • Gaps in the roof where coverings have gone

Anyone responsible for a site like Maple Infants' School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
