Gutter surveys in Hampton Wick

Hampton Wick homes and their roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Hampton Wick is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Hampton Court Palace about 1.4 miles south-west, Hampton Wick sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

The streets around a church such as All Saints Church are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Hampton Wick station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Gutter survey in Hampton Wick: what you get

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed valley or box gutters that overflow inside and leaves and moss blocking gutters, we can find out what’s behind it.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Hampton Wick, as across London, that’s why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the price in Hampton Wick

All our prices include VAT. What changes the price is:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium
  • The roof’s overall size
  • Height and safe access

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

These details help when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Whether there is a loft hatch, a shared roof or tricky access

To book a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before booking.

Useful tips for Hampton Wick property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Note any damp stains below the gutters
  • Include valley, parapet and box gutters when clearing
  • Have gutters cleared at least once a year
  • Watch the gutters during heavy rain

You receive a written report with photographs and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

Hampton Wick questions

I let a flat near Hampton Wick station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details.

Is my home in Hampton Wick listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, call 07833 053749 or email us.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we’ll plan the survey around it.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Signs you need a gutter survey in Hampton Wick

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Here are some of the things we see often:

  • Rotten fascias or stained soffits
  • Dripping or leaking gutter joints
  • Sagging gutters and loose brackets
  • Downpipes that are split or coming away

Homes near green spaces like Canbury Gardens can get more leaves in their gutters in autumn.

Choosing a roof surveyor

  • Is VAT included in the price?
  • Whether you can ask questions once you have the report
  • How long they’ve been surveying roofs
  • Whether the loft is part of the inspection

What a good roof survey covers

What happens on the day

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building. In a London area like Hampton Wick, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Keep pets in another room
  • Agree roof access with the managing agent if it is shared
  • If you are buying, check with the agent that we can get in

Getting a price

When you need someone else

In fairness, there are limits to any roof survey:

  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey before booking. The full list of what we check.

What we check

  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers

Leave it or get it looked at?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
