Questions from Teddington

Is parking a problem for a survey in Teddington?

Parking in Teddington, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you survey roofs for landlords with property near Teddington station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How much time does the visit need?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How a gutter survey works in Teddington

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. We are often asked to look into leaking or loose downpipes and overflowing valley or parapet gutters, on eaves gutters, valley gutters and outlets and hoppers.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Teddington, as across London, that’s why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we can’t see

A survey is a proper look at the gutter, but it cannot do everything. The main limits are:

  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods
  • Parts of gutters that cannot be seen safely

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers

Prices for gutter surveys in Teddington

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages
  • The shape of the roof and its details

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • What made you get in touch
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • When you need the report by

To book a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Why get it checked now?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the loft space and the rooms below normally during the worst downpours. It is worth having these gutters looked at before the wetter months. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

Common roof problems in Teddington

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.

Here are some of the things we see frequently:

  • Brackets that have dropped or snapped
  • Blocked outlets and hoppers
  • Leaves and moss blocking gutters
  • Water spilling over the gutter edge

For landlords with property near Teddington station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before booking

  • What the report includes, and whether it has photographs
  • Will they check the loft as well as the outside?
  • How soon the report will arrive
  • Their drone registration, if they fly one

What a roof survey includes

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about one to two hours on an ordinary house, or half a day or so for a commercial building. In Teddington, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What a gutter survey looks like in Teddington

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Strawberry Hill House, about 0.8 miles north, is one of the historic houses in the wider area around Teddington. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as St Mary's and St Peter's Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
