Roof surveys for homes and businesses in Teddington

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey chimney stacks, the roof space and flat roofs, and people most frequently book us about ridge tiles that have lifted or moved and lifted, split or missing lead flashings.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Teddington, as across London, that’s why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Useful tips for Teddington property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Don’t climb onto the roof yourself
  • Find records of any re-roofing or repairs
  • Check the roof from ground level after storms
  • Keep the report with your property records

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Building height and the viewpoints available
  • Which survey package you book
  • The shape of the roof and its details
  • Whether thermal imaging or a drone is needed

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved
  • When you need the report by

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or use the contact form to find out.

Why get it checked now?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

Roof surveys around Teddington

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like St Mary's and St Peter's Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Strawberry Hill House, about 0.8 miles north, is one of the historic houses in the wider area around Teddington. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Teddington is about 5 miles west of Wimbledon, in Greater London. Roofs in Teddington get the same thorough look as anywhere else in Greater London. We cover towns and villages across Greater London, large and small. London is in our area too.

All of TW11, TW12, TW2 and TW1 is covered for roof surveys, from the main roads to the quietest streets. We cover properties on Station Road, High Street and Church Road and the roads around them. Further out, we also cover London (11 miles north-east), City of Westminster (10 miles north-east), Marylebone (10 miles north-east), Kensington (8 miles north-east), St Pancras (12 miles north-east) and Shoreditch (13 miles north-east).

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Teddington questions

Is my home in Teddington listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can you fly a drone over a roof in Teddington?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Do you inspect the roof from on top?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

How long does a roof survey take?

The visit typically takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing when booking.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes an hour or two for a house, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Have any paperwork from past roof work to hand
  • Leave side gates unlocked
  • If you are buying, let the agent know when we’re coming

Signs you need a roof survey in Teddington

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.

A survey makes sense if you’ve noticed:

  • Leaning or weathered chimney stacks
  • Water stains on rafters and ceiling joists
  • Cracked or blistered flat roof coverings
  • Cracked mortar along the ridge

Trees in and around Bushy Park shed leaves that can end up in nearby gutters.

Before booking anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long they’ve been surveying roofs
  • What they will not be able to tell you
  • Their drone registration, if they fly one
