Roof surveys for Ham homes and businesses

How the survey changes by roof type

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked. We note any lean or loose pots.

How a roof survey works in Ham

A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. You get a report with photographs and recommendations. Where it helps, we say which items are urgent and which can wait. If you’re worried about gaps in the roof where coverings have gone and cracked mortar along the ridge, a survey will tell you what’s going on, on ridges, hips and valleys, flat roofs and lead flashings alike.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Mention any flat roofs as well as the main roof
  • Tell us about any leaks or stains you’ve seen
  • Look for debris in the garden after high winds
  • Photograph stains when they appear

Keep the report with your property records. It’s a useful baseline for future surveys, and it can help when you sell.

Do not block the vents at the eaves. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Ham questions

Can parking be tricky for a visit in Ham?

It depends on the street. If Ham has controlled parking where you are, a visitor permit is the easiest answer.

Can you fly a drone over a roof in Ham?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Will the report say how many years my roof has left?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings or boarding
  • Structural calculations (that is a structural engineer’s job)
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Flat roofs
  • Ridges, hips and valleys
  • Lead flashings
  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • The roof space

What we are asked to look at in Ham

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

A survey makes sense if you’ve noticed:

  • Torn or sagging underlay
  • Cracked or blistered flat roof coverings
  • Debris building up in roof valleys
  • Leaking gutter joints and downpipes

Landlords with a home close to Teddington station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book any roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether the loft space is looked at, where there is one
  • What happens after the report arrives
  • What the survey won’t cover

What a good roof survey covers

Why act early in Ham

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Why book us in Ham

Ham homes and their roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings like Meadlands Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. With Ham House about 0.6 miles north, the area around Ham has a long history. Older homes in the area may have roofs that need matching materials when work is done.

Ham is about 1 mile south-east of Twickenham, in Greater London. In Ham, as across Greater London, every roof gets the same careful survey. Ham is one of the towns and villages in Greater London we cover. For surveys nearby, see our London page.

Roof surveys in TW10, KT2 and TW11 work the same way as everywhere else we cover. If you need a roof survey at a property on New Road, Lock Road and Cave Road or a nearby road, we can help. We also cover the places around Ham: Petersham (1 mile north), Eel Pie Island (1 mile north-west), Strawberry Hill (1 mile west), Teddington (1 mile south-west) and Richmond (1 mile north). What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for most homes, depending on how many separate roofs there are. In Ham, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • If it is not your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we are looking at

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or drop us an email.
