Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Leave gutter checks at height to someone equipped for it
  • Note any damp stains below the gutters
  • Do not leave hidden gutters out of a clear-out
  • Look out for overflows when it pours

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photographs help when you explain the work to others.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

Gutter survey in East Molesey: what you get

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. Common reasons to book are leaking or loose downpipes and sagging gutters and loose brackets, across outlets and hoppers, eaves gutters and downpipes.

Trees around homes in smaller places like East Molesey drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Some parts of a survey depend on the weather, so a visit to East Molesey is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building

FAQs for East Molesey

Is my home in East Molesey listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to East Molesey?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you climb onto every roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

What does the report include?

You get our findings in writing, part by part, with photos. Points are put by urgency where it matters.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Leave it or get it looked at?

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Tradespeople may need to travel further to a smaller place like East Molesey, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Different roofs, different checks

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We look at what’s visible and note what isn’t.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Signs you need a gutter survey in East Molesey

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.

Typical things we’re asked to look at include:

  • Water spilling over the gutter edge
  • Sagging gutters and loose brackets
  • Hoppers and outlets full of debris
  • Leaking or loose downpipes

If your house is among the older ones in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • How long the report takes to arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the survey won’t cover
  • What happens after the report arrives

What a good roof survey covers

What a gutter survey looks like in East Molesey

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. With Hampton Court Palace about 0.7 miles east, East Molesey sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For landlords with property near Hampton Court station, a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces such as Cigarette Island Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
