Pre-purchase roof surveys for homes and businesses in Hounslow

Buyers in Hounslow and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or drop us an email. We’re frequently asked to look into slates or tiles that have slipped or gone and gutters that overflow or drip at the joints, on chimney stacks, clay and concrete tiles and flat-roofed extensions and dormers.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Hounslow, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease typically says who looks after the roof.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Common questions in Hounslow

Is parking a problem for a survey in Hounslow?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Does a conservation area affect roof work in Hounslow?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

Can I take the findings back to the seller?

Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or use the contact form.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Booking your survey

What helps most when you contact us:

  • Anything about access we should know
  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey

Most bookings start with a short call: phone 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • Asbestos testing of any kind
  • Whether the price should change, which is between you and the seller
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes

How the survey changes by roof type

Clay and concrete tiles

Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a typical house, with time for the loft where it can be reached. You are welcome to ask questions while we are there. For a visit in Hounslow, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Let us know about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch

Hounslow homes and their roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. For a purchase or a newly finished roof, the materials decide which details matter most. About 1.6 miles north lies Osterley House, a reminder of how long the area around Hounslow has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Mary the Virgin, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For a London address like Hounslow, it helps to know about controlled parking before the day. Landlords with a home close to Hounslow station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
