Pre-Purchase Roof Survey in Isleworth

A roof survey before you buy a house or flat for Isleworth and the rest of Greater London. Surveys run on any day of the week.

  • Lead that has worked loose at a wall or chimney
  • Standing water on a flat extension roof
  • Gutters that overflow or drip at the joints

Need a pre-purchase roof survey in Isleworth?

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about one to two hours at a typical house, with time for the loft where it can be reached. For a visit in Isleworth, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

About our pre-purchase roof survey in Isleworth

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey natural slate, clay and concrete tiles and lead flashings and valleys, and the problems we’re asked to look at most are slates or tiles that have slipped or gone and ponding, blisters or splits on a flat roof.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Isleworth or checking a new roof there: only the parts we’re given access to and can see safely are inspected. If it’s a flat, the lease normally sets out who is responsible for the roof.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What affects the cost of pre-purchase roof surveys

To price your survey, we check:

  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

There is no need for technical words. It is enough to tell us:

  • Your timetable, like an exchange date
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access

Booking is simple: just phone 07833 053749 or use the contact form, let us know about the property and we’ll suggest the right survey. We confirm the price before anything is booked.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Questions from Isleworth

How do I find out if my home in Isleworth is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Isleworth?

That depends on where the roof is and on the weather. Isleworth is about 2 miles from the edge of the flight restriction zone around Heathrow Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in strong wind or a downpour.

Can you survey in bad weather?

Light rain does not typically stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

How long does a pre-purchase roof survey take?

It normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Can I use the report to negotiate on price?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

What we’re asked to look at in Isleworth

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can be signs that something has leaked before. We note what we see so you can ask about it.

Typical things we’re asked to look at include:

  • Damp timbers or stains in the loft
  • Quick fixes on flashings and valleys
  • Standing water on a flat extension roof
  • Gutters choked with leaves and moss

If your home is one of the older ones in the streets near Church of All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is added on top
  • What the report includes, and whether it has photos
  • Whether the inside of the roof is included

What’s in a roof survey

Buying a home or a new roof in Isleworth

Isleworth is about 2 miles from the edge of the flight restriction zone around Heathrow Airport. If your survey includes the drone, the exact boundary is checked for the address first. About 0.9 miles north-east lies Syon House, a reminder of how long the area around Isleworth has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Parking in Isleworth, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space as you book, as a space near the door cannot be promised. If you own a rental within reach of Isleworth station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Isleworth is about 2 miles north of Twickenham, in Greater London. We visit Isleworth as part of our work across Greater London. Isleworth is one of the places in Greater London we cover. For surveys nearby, see our London page.

Pre-purchase roof surveys in TW7, TW1 and TW3 are booked the same way as anywhere else. Local streets include Upper Square, London Road and Shire Horse Way, and we cover them all. We also cover the places around Isleworth: Woodlands (1 mile west), St Margarets (1 mile south-east), Ivybridge (1 mile south-west), Spring Grove (1 mile north-west) and Hounslow (1 mile west). Further out, we also cover London (10 miles east), City of Westminster (8 miles east), Marylebone (9 miles north-east), Kensington (6 miles east), St Pancras (10 miles north-east) and Shoreditch (12 miles east).

Around Isleworth

Typical jobs here are in homes near The George Inn, Kneller Hall Junior School and Gumley House RC Convent School, among other places. Isleworth has its own railway station: Isleworth station. A little further out are West Middlesex University Hospital (under half a mile north-east) and Museum of Army Music (1.4 miles south-west). The countryside around Isleworth includes Richmond Hill and Kew Gardens Lake.

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Leave it or get it looked at?

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. In Isleworth, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
