Pre-purchase roof survey in St Margarets, Greater London
A careful look at the roof at your property in St Margarets, with photos and a written report.
- Worn or lifted lead flashings
- Blocked or leaking gutters
- Sagging ridge lines or uneven roof slopes
DIY checks: what’s safe
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
About our pre-purchase roof survey in St Margarets
A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. The two sit side by side if you want the fullest picture. We survey lead flashings and valleys, gutters and downpipes and flat-roofed extensions and dormers, and people most often book us about patch repairs that may hide an ongoing problem and sagging ridge lines or uneven roof slopes.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in St Margarets might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

What this survey cannot tell you
In fairness, a roof survey has limits:
- Structural calculations (that is a structural engineer’s job)
- What’s under the slates, tiles or felt
- A valuation or a promise of a lower price
If in doubt, ring 07833 053749 or email us and we will suggest the right survey before you book. What a survey covers and doesn’t.
What this survey covers
- The roof space
- Gutters and downpipes
- Lead flashings and valleys
- Chimney stacks
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Natural slate
Why get it checked now?
It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Prices for pre-purchase roof surveys in St Margarets
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extra roofs, like extensions, dormers or garages
- Whether you choose the Basic, Standard or Premium Survey
- House, block, shop or office
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.
Booking your survey
Before you get in touch, it’s useful to have:
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
- Photos of the roof, taken safely from ground level or a window
- Dates you’re working to, like exchange
Booking is simple: just call 07833 053749 or email us and give us some details about the property and we will point you to the right survey. We confirm the price before anything is booked.
What we do, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. In St Margarets, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- Leave side gates unlocked
- Make sure pets are kept safely away
Getting a price
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

Your questions about pre-purchase roof surveys in St Margarets
Is parking a problem for a survey in St Margarets?
Parking in St Margarets, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Is drone flying allowed in St Margarets?
The answer turns on the exact location and the conditions on the day. St Margarets is about 2 miles from the edge of the flight restriction zone around Heathrow Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
Do you need access inside the house?
Where possible, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is normally arranged through the agent or seller.
Is St Margarets in your area?
Yes. Our area covers London and South East England, and that includes St Margarets.

What else we do in St Margarets
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Notice patches of new decoration in top-floor rooms
- Book once your offer is accepted
- Let us know your exchange date as you book
- Ask who repairs the roof under the lease
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
Buying a home or a new roof in St Margarets
The flight restriction zone around Heathrow Airport comes within about 2 miles of St Margarets. If your survey includes the drone, the exact boundary is checked for the address first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in St Margarets is one of them, bay roofs, hips and later dormers each have their own details. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
