Pre-purchase roof surveys for Woodlands homes and businesses

About our pre-purchase roof survey in Woodlands

Buyers in Woodlands and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or drop us an email. We survey lead flashings and valleys, chimney stacks and flat-roofed extensions and dormers, and the problems we are asked to look at most are bitumen or mortar used in place of proper repairs and loose pots and cracked flaunching.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you are buying a flat or house in Woodlands, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Book once your offer is accepted
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask for loft access on the day
  • Request records of any re-roofing

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.

Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Surveys for landlords and agents in Woodlands

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when booking and we will plan the survey around it.

What we do, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Woodlands moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

Advice

When to book a survey in Woodlands

Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.

Common reasons to book include:

  • Worn or lifted lead flashings
  • Ponding, blisters or splits on a flat roof
  • Quick fixes on flashings and valleys
  • Loose pots and cracked flaunching

If you let a flat or house near Isleworth station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before you book anyone

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their insurance cover
  • How they plan to inspect the roof safely
  • Whether you can ask questions once you have the report

What to expect from a roof survey

Your questions about pre-purchase roof surveys in Woodlands

Are there drone restrictions around Woodlands?

Normally it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Heathrow Airport comes within about 1 mile of Woodlands. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone can’t fly safely in strong wind or heavy rain.

Can parking be tricky for a visit in Woodlands?

It can be, so it is useful to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

Do you inspect the roof from on top?

Only where it is safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Leave it or get it looked at?

A good many buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Local roofs and buyers in Woodlands

Historic houses like Syon House, about 1.4 miles east, show how far back building in the area around Woodlands goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
