Different roofs, different checks

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. The report records it.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We record anything visible.

How a landlord roof survey works in Woodlands

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out on weekdays and at weekends, which can make access easier to arrange. If you’ve noticed worn ridges, hips and verges and choked outlets and gutters, we can find out what’s behind it, whatever the roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Woodlands with this kind of roof, the hidden gutter is one of the first things to check.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photos. On timing, most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Woodlands moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • Keep pets in another room

Advice

Woodlands: your questions answered

Is my home in Woodlands listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is parking a problem for a survey in Woodlands?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

How do I arrange a landlord roof survey in Woodlands?

The quickest way is to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Who do you carry out landlord roof surveys for?

We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Tell tenants when we’re coming
  • Hold on to old reports to compare later
  • Check your lease or ask a solicitor about who pays
  • Make leak reporting easy for tenants

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Act on urgent items in the report first and schedule the others. Left alone, minor faults usually get worse.

Local roofs in Woodlands

About 1.4 miles east lies Syon House, a reminder of how long the area around Woodlands has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces like Inwood Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Isleworth station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • The shape of the roof and its details

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

There is no need for technical words. It is enough to tell us:

  • The type of building and roof, such as pitched or flat
  • Access details, like a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode

To book a survey, ring 07833 053749 or email us and let us know the address and what’s prompted the survey. We will confirm the price before you book.

Do you need a landlord roof survey in Woodlands?

Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs or when.

People typically book a survey when they’ve noticed one of these:

  • Gutters overflowing onto walls
  • Flashings that have come away
  • Splits and blisters in flat roof coverings
  • Slipped or missing slates and tiles

Take an older house close to Church of St Mary the Virgin: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking anyone

  • What follow-up you get after the report
  • How they plan to inspect the roof safely
  • Will the report include photos?
  • How long they’ve been surveying roofs

What a roof survey includes

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
