About our chimney survey in Woodlands

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey lead flashings, brick chimney stacks and flaunching, and common reasons people get in touch are worn or missing pointing and gaps in the mortar around the pots.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

What a chimney survey looks like in Woodlands

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Woodlands has a long history of building, with Syon House about 1.4 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Spring Grove Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Living close to Inwood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you own a rental within reach of Isleworth station, the gap between tenancies is a good time to have the roof looked at.

Woodlands questions

Can parking be tricky for a visit in Woodlands?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Is my home in Woodlands listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you look in the roof space?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

What should I do with a chimney I don’t use?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can decide with a builder what to do.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

What happens on the day

Every roof is different; as a rough guide, the survey takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we are there. From the street, a London terrace typically shows only its front slope or parapet, so in Woodlands we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Leave a clear route to the loft

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s inside the brickwork or behind render, without opening up
  • Flue inspections or sweeping
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

What this survey covers

  • Chimney breasts
  • Chimney pots and cowls
  • Brick chimney stacks
  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Why act early in Woodlands

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we look for on each type of roof

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.
