Roof by roof

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the roof space where we can reach.

Chimney survey in Lampton

A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. We are often asked to look into spalled or crumbling bricks and damp on a chimney breast inside, across brick chimney stacks, chimney breasts and chimney pots and cowls.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Lampton, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • A structural engineer’s assessment
  • Whether the flue is safe to use
  • Areas we can’t view from safe positions

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about 1–2 hours at a house, as part of a look at the roof around the stack. For a visit in Lampton, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Check the loft hatch can be reached
  • If it isn’t your property yet, arrange access through the agent

Advice

What a chimney survey looks like in Lampton

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Lampton is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Lampton has a long history of building, with Osterley House about 1.1 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Hounslow station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as St Luke are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Never climb onto the roof to look at a chimney
  • Have brackets on the chimney checked
  • Photograph damp patches with the date
  • Book a sweep for flues that are in use

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.

Signs you need a chimney survey in Lampton

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Problems we come across often include:

  • Redundant stacks capped without ventilation
  • Worn or missing pointing
  • Cracked or missing flaunching
  • Signs that a stack is leaning

For businesses in and around places like Treaty Centre, a roof report helps plan work around trading rather than after a leak.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • Whether the price includes VAT
  • What they won’t be able to tell you
  • Will the report include photos?

FAQs for Lampton

How do I find out if my home in Lampton is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will parking be an issue for a roof survey in Lampton?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Which parts of the chimney do you look at?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photos.

How long does the survey take?

It usually takes between one and two hours for most homes, a little longer where there are several stacks. You will then get the report by email, on the timescale of your package.

What do I do with the report?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

How much does a chimney survey cost in Lampton?

Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

  • Roof area
  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
