Gutter surveys in Woodlands

How a gutter survey works in Woodlands

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. We are often asked to look into hoppers and outlets full of debris and gutters packed with leaves or moss, across outlets and hoppers, fascias and soffits and downpipes.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

Where we cannot see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Questions from Woodlands

I let a flat near Isleworth station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building.

Will parking be an issue for a roof survey in Woodlands?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

How quickly is the report sent?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we will explain what’s needed.

Roof by roof

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can be seen safely.

Cast iron gutters

Lots of period homes still have cast iron rainwater goods. They last well when painted but corrode once the paint wears off.

Do you need a gutter survey in Woodlands?

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

Problems we come across often include:

  • Cracked or loose downpipes
  • Overflowing eaves gutters
  • Choked outlets or hopper heads
  • Overflowing valley or parapet gutters

If you own a rental within reach of Isleworth station, a dated record of the roof is useful when planning maintenance across a let.

  • Whether VAT is in the quoted price
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

What happens if roof problems are left?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below typically during the worst downpours. It is worth having these gutters looked at before the wetter months. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Rot or damp concealed behind fascias or inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of buried drains

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before booking. What a survey covers and does not.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

What a gutter survey looks like in Woodlands

The wider area around Woodlands has a long history of building, with Syon House about 1.4 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church like Church of St Mary the Virgin are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Spring Grove Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Woodlands is about 2 miles north of Twickenham, in Greater London. Whether the building in Woodlands is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. The survey normally takes an hour or two for most houses, and longer for a large or complex roof. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Woodlands moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A report with photos and recommendations follows.

Before the survey

  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed
  • Buyers: confirm access with the estate agent or seller
