New roof snagging in Woodlands

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. It is easier to raise them while the job is fresh. Common reasons to book are damage to other parts of the building and signs of condensation in the roof space, across flashings and valleys, replacement roofs and ridges and verges.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Woodlands or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease usually says who looks after the roof.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Your questions about new roof snagging in Woodlands

Will parking be an issue for a roof survey in Woodlands?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you carry out roof surveys in Woodlands?

Yes, Woodlands is within the area we cover. Our area covers London and the South East. Just call 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

Will you go up on the roof?

Only where it’s safe to do so. We inspect what can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Will you deal with my roofer if there’s a problem?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How much is new roof snagging?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What a survey costs

To price your survey, we check:

  • How big the roof is
  • Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone

To find out what your survey will cost, ring 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

Helping us price your survey

When you call or email, these details help:

  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from ground level or a window
  • Access details, like a loft hatch or a shared roof
  • What’s prompted the survey

To arrange a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the new roof, which helps you plan work between tenancies.

Woodlands homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Syon House, about 1.4 miles east, is one of the historic houses in the wider area around Woodlands. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Isleworth station, a written report helps before buying a rental or paying for a new roof on one. If yours is one of the older homes in the streets near Church of St Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are. Parking in Woodlands, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

What new roof snagging does not cover

In fairness, there are limits to any roof survey:

  • Parts of the roof we cannot see safely
  • A promise that the roof won’t leak
  • Settling a dispute with your roofer or builder

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • New-build homes
  • Loft conversions and dormers
  • Replacement roofs
  • Ridges and verges
  • New flat roofs
  • Flashings and valleys

Why get it checked now?

A defects or warranty period doesn’t last for ever. Checking the roof before it ends gives you time to raise anything we find. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. The survey usually takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Surveys in Woodlands can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a photo-illustrated written report.

Before we arrive

  • Leave side gates unlocked
  • Keep pets inside or away from the areas we are looking at
  • If the roof is shared, arrange access with whoever manages the building
