Ivybridge Thermal Roof Survey
Thermal roof surveys in Ivybridge, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Thin or uneven insulation in the roof
- Ceilings that feel colder in places
- Leaks that are hard to trace
Why it’s worth a survey now in Ivybridge
Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

About our thermal roof survey in Ivybridge
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. Common reasons to book are leaks far from where the stain appears and thin or uneven insulation in the roof, on loft conversions, insulated roof spaces and ceilings below the roof.
Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Ivybridge is checked before any drone flight, and permission is never taken for granted.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. Most surveys take an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Keep pets inside or away from the areas we are looking at
- Jot down any questions you want answered

Advice
FAQs for Ivybridge
Can you fly a drone over a roof in Ivybridge?
That depends on where the roof is and on the weather. Ivybridge is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Is my home in Ivybridge listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you walk on the roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
What happens next?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Is thermal imaging useful on pitched roofs?
It can be useful, though pitched roofs are normally harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.
What affects the cost of thermal roof surveys
All our prices include VAT. What changes the price is:
- The roof’s overall size
- Building height and the viewpoints available
- The number of roofs, including extensions and garages
- Whether you choose the Basic, Standard or Premium Survey
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
What to let us know when you get in touch
To price your survey accurately, we will ask about:
- The address and postcode of the property
- Why you want a survey: buying, a leak, a storm or new work
- Any marks or damp showing indoors
- Dates you’re working to, such as exchange
Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.
Different roofs, different checks
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.
Before and after the survey
These tips come from what we see on roofs every week:
- Check from ground level or a window, never by climbing
- Heat the home normally on the days before
- Tell us where and when you’ve seen damp or stains
- Take photos of stains as they appear, so we can compare
Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.
For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

What a thermal roof survey looks like in Ivybridge
Historic houses like Richmond House, about 1.1 miles south-east, show how far back building in the area around Ivybridge goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
If you look after a building like Chase Bridge Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. For businesses in and around places such as Treaty Centre, big, flat commercial roofs are where photos from the air and thermal images help most. Ivybridge is in London, so parking needs planning: let us know about permits, visitor bays or off-street space when booking.
