What a roof survey looks like in Whitton
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Whitton is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. The wider area around Whitton has a long history of building, with Richmond House about 1 mile east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a shop, office or commercial unit, for example near Treaty Centre, a dated report on the roof is useful for planning and for any lease discussions. Living close to Crane Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

How a roof survey works in Whitton
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed ridge tiles that have lifted or moved and water stains on rafters and ceiling joists, a survey will tell you what’s going on.
London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Whitton, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

Leave it or get it looked at?
If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your survey before booking.

How the survey works
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. On timing, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Whitton moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.
Getting ready for the survey
- If the roof is shared, arrange access with whoever manages the building
- Clear the way to the loft hatch
- Jot down any questions you want answered
Booking a survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

Your questions about roof surveys in Whitton
Can a landlord with a rental near Whitton station book a roof survey?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Is drone flying allowed in Whitton?
The answer turns on the exact location and the conditions on the day. The flight restriction zone around Heathrow Airport comes within about 1 mile of Whitton. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Which days do you carry out surveys?
Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or send us an email.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.
Is Whitton in your area?
Yes. We survey roofs in Whitton and the rest of Greater London, as part of our work across London and South East England. For a price, phone 07833 053749 or email us.
Will you climb onto the roof?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
Do you need a roof survey in Whitton?
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
A survey makes sense if you’ve noticed:
- Lifted, split or missing lead flashings
- Water stains on rafters and ceiling joists
- Blocked, sagging or leaking gutters
- Standing water on a flat roof
Anyone responsible for a site like Royal Military School of Music will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we look for on each type of roof
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Useful tips for Whitton property owners
Most of what helps is simple and safe from ground level. A few suggestions:
- Hold on to the report for future surveys
- Clear the loft hatch area before we arrive
- Ask about a flat roof on an extension or garage too
- Watch for slipped slates after bad weather
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Keep the roof space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
What a roof survey does not cover
It’s a careful look at the roof, not the whole story. The main limits are:
- Structural calculations (that’s a structural engineer’s job)
- What’s under the slates, tiles or felt
- A promise that the roof will not leak in future
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.
