Electronic leak detection in Spring Grove: local notes

There are several hotels within about a mile and a half of Spring Grove, and hotels, like offices and blocks of flats, frequently have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Osterley House, about 0.7 miles north-west, is one of the historic houses in the wider area around Spring Grove. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take a building like Isleworth and Syon School for Boys: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church such as St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Electronic leak detection for homes and businesses in Spring Grove

We carry out electronic leak detection on flat roofs in Spring Grove and across London and the South East. A visit normally takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a report with photographs. We’re often asked to look into new roofs to check before paving or planting and gaps at membrane joints, across liquid-applied waterproofing, roof terraces and balconies and commercial flat roofs.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In Spring Grove, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Honest limits

Before booking, it’s worth knowing what a survey will not do:

  • Leaks from walls, copings or rooflights
  • Roofs whose membrane or build-up isn’t suitable
  • Carrying out the repair work

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Green roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Commercial flat roofs
  • Single-ply roofs
  • Roof terraces and balconies

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. London terraces rarely offer a view of the whole roof from one spot, so in Spring Grove we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. First, you tell us about the roof build-up and where water is showing.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Before the survey

  • Clear the way to the loft hatch
  • Leave side gates unlocked
  • Gather any invoices or paperwork from past roof work

Advice

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Have roof specifications to hand
  • Don’t let outlets block
  • Keep foot traffic on flat roofs to a minimum
  • Record dates and spots where water appears

Keep the report with the roof’s records. It shows the condition of the membrane on that date.

Make sure contractors protect the waterproofing when they work up there. Have the roof looked at after other work.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Roof by roof

Bituminous membranes

Older felt roofs often have seams and patches that can leak. Testing depends on the roof.

Liquid-applied waterproofing

Liquid waterproofing has no laps, but can still have thin spots or holes. Whether ELD works depends on the coating and build-up.

Spring Grove questions

Is my home in Spring Grove listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will parking be an issue for a roof survey in Spring Grove?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

Can you test a green or ballasted roof?

On some roofs, yes. What sits on the membrane affects the method so we check the roof first.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

How do you choose the testing method?

We choose the method that suits the roof. You’ll know which method we plan to use before we start.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

Do you need electronic leak detection in Spring Grove?

Water travels under flat roof membranes. The stain inside can be far from the hole, so tracing it by eye is difficult.

People usually book a survey when they’ve noticed one of these:

  • Water coming in under a flat roof
  • Waterproofing to test before it’s covered
  • Leaks through a covered membrane
  • Holes around roof penetrations

Shop and office owners around Treaty Centre may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.
