What we look for on each type of roof
Felt and built-up roofs
Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.
About our flat roof survey in Gillette Corner
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey single-ply membranes, mastic asphalt and upstands and outlets, and the problems we are asked to look at most are cracked or split membrane and edge trims that have lifted or split.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Gillette Corner, the roof above may belong to the building rather than one flat.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Note any new marks on ceilings beneath the roof
- Book a survey every few years
- Keep people off the roof unless they need to be there
- File the paperwork for the roof and any repairs
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
What we do, step by step
After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Surveys in Gillette Corner can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Let us know about parking near the property
- Make sure we can get to the back of the property

Can I check my roof myself?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
What we can’t see
We only report what can be seen safely on the day, so there are some things a survey cannot cover:
- Whether old sheeting or boards contain asbestos
- A promise that the roof will not leak in future
- Structural calculations, which need a structural engineer
If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

Common questions in Gillette Corner
Can parking be tricky for a visit in Gillette Corner?
It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.
Can you look at the flat roof of a hotel or office near Gillette Corner?
Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
How long is the visit?
Time on site depends on the roof; most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. The written report follows by email.
Do you work in Gillette Corner?
Yes. Our area covers London and South East England, Gillette Corner included.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Local flat roofs in Gillette Corner
Within a mile and a half or so of Gillette Corner there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Boston Manor, about 0.7 miles north-east, is one of the historic houses in the wider area around Gillette Corner. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
A roof leak in a hotel or guest house around Gillette Corner means lost rooms as well as repairs, so it is worth knowing the roof’s condition. If you look after a building such as Marlborough Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Syon Lane station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Why get it checked now?
Standing water on a flat roof rarely sorts itself out. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.
