How a flat roof survey works in Brentford End

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. Typical surveys look at failed upstands where the roof meets a wall and edge trims that have lifted or split, on GRP fibreglass, upstands and outlets and EPDM rubber.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Brentford End shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Landlords and agents in Brentford End book surveys as well as homeowners. The report gives you a dated record of the flat roof, with photographs.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.

When to book a survey in Brentford End

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

People normally book a survey when they’ve noticed something like this:

  • A sagging deck under the covering
  • Upstands pulling away from walls
  • Failed seals around rooflight kerbs
  • Damaged trims at the roof edge

Landlords with a home close to Syon Lane station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What to check before booking

  • What the report includes, and whether it has photos
  • What’s outside the scope of the survey
  • Whether VAT is added on top
  • How long they’ve been surveying roofs

What we look for on each type of roof

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.

How the survey works

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Surveys in Brentford End can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Make sure the loft hatch can be reached

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
