Osterley Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof in Osterley, using drones and thermal imaging where applicable. Get in touch for a price.
- Cold spots on ceilings under the roof
- Areas losing heat at the eaves and junctions
- Leaks far from where the stain appears
Thermal roof survey in Osterley: what you get
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’re worried about areas of a flat roof that may hold water and missing or slipped insulation, a survey will tell you what’s going on.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Osterley is checked before any drone flight, and permission is never taken for granted.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Airspace, weather and Osterley roofs
The wider area around Osterley has a long history of building, with Osterley House about 0.3 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Osterley is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. If the drone is used for your survey, we check the exact boundary for the address before flying.
As a London address, Osterley can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised. Anyone responsible for a site like Isleworth and Syon School for Boys will know that thermal images can show where wet insulation sits under a big flat roof. If you look after a shop, office or commercial unit, for example near Treaty Centre, big, flat commercial roofs are where photos from the air and thermal images help most.

Questions from Osterley
Can parking be tricky for a visit in Osterley?
Sometimes, yes. If Osterley has controlled parking where you are, a visitor permit is the easiest answer.
Is my home in Osterley listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you do a thermal survey in any weather?
Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
How do I arrange a thermal roof survey in Osterley?
Simply call 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Can you check my loft insulation with a thermal camera?
The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.
What affects the price in Osterley
When we price a survey, we consider:
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
- How big the roof is
- Chimneys, valleys, parapets and other details
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
Getting in touch
When you call or email, these details help:
- How the loft is reached, if there is one
- Your timetable, like an exchange date
- The type of building and roof, such as pitched or flat
- What’s prompted the survey
Booking is simple: just call 07833 053749 or email us and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.
How the survey works
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. The survey normally takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- Keep pets in another room
- If it is not your property yet, arrange access through the agent
- Mention any parking restrictions on your street

What a thermal roof survey doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The condition of timbers we can’t see
- Whether the deck or roof structure is strong enough
- Seeing water directly, as the camera shows temperature, not moisture
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
What this survey covers
- Insulated roof spaces
- Commercial roofs
- Flat roofs
- Pitched roof slopes
- Ceilings below the roof
- Loft conversions
How the survey changes by roof type
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.
Loft insulation
From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there’s safe access.
Tips that help
A little preparation and a few simple habits help. Some pointers:
- Clear leaves from outlets and gutters each autumn
- Tell us where and when you’ve seen damp or stains
- Take photos of stains as they appear, so we can compare
- Leave the roof to people with safe access
Once we have been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
