What we need to know
You do not need to know any roofing terms. It’s enough to let us know:
- Any marks or damp showing indoors
- Where the property is, with the postcode
- What’s prompted the survey
- Access details, like a loft hatch or a shared roof
To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We will confirm the price before booking.
Gutter survey in Southall
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. If you’ve noticed sagging gutters and loose brackets and blocked outlets and hoppers, a survey will tell you what’s going on, whatever the roof.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Damage hidden inside walls or behind boards
- The inside of a downpipe along its whole length
- Confirming asbestos in older rainwater goods

Your questions about gutter surveys in Southall
Does a conservation area affect roof work in Southall?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Will parking be an issue for a roof survey in Southall?
Sometimes, yes. If Southall has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Do you work in Southall?
Yes, we do. Southall is part of the area we cover.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
How fast do I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Can you tell me if my old gutters contain asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How the survey changes by roof type
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order where it’s safe to see them. Missing lead is something we check for too.
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What else we do in Southall
What we do, step by step
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. In Southall, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
Preparing for the visit
- Dig out any old roof reports or invoices
- Note where any stains or damp appear
- Unlock side gates and any roof access doors

What a gutter survey looks like in Southall
With Osterley House about 1.7 miles south-east, Southall sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Southall is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
If you look after a shop, office or commercial unit, for instance near Treaty Centre, a dated report on the roof is useful for planning and for any lease discussions. Take a building like Hambrough Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park like Minet Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
