About our gutter survey in Yeading

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed gutters full of debris and silt and leaks at the gutter joints, a survey will tell you what’s going on, on outlets and hoppers, valley gutters and fascias and soffits alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or email us.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Surveys in Yeading can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors
  • If you are buying, let the agent know when we are coming

How to book

You can call us seven days a week. To book or ask a question, call 07833 053749 or email us.

Advice

Local roofs in Yeading

With Northolt Manor about 1.4 miles north-east, Yeading sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Brookside Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Northala Fields shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What affects the price in Yeading

Helping us price your survey

Getting the details right at the start saves time. It is useful to include:

  • The kind of building and roof involved
  • Any marks or damp showing indoors
  • What’s prompted the survey
  • How the loft is reached, if there is one

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Common questions in Yeading

Will parking be an issue for a roof survey in Yeading?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Can a landlord with a rental near Southall station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.

How do I arrange a gutter survey in Yeading?

The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll recommend the right survey. Surveys run on any day of the week.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or use the contact form to arrange it.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Gutters out of sight from each safe vantage point
  • What’s hidden inside a downpipe
  • Underground drains, which need a CCTV drain survey

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Downpipes
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters
  • Fascias and soffits

Signs you need a gutter survey in Yeading

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

A survey can pick up problems like:

  • Cracked or loose downpipes
  • Water spilling over the gutter edge
  • Gutters full of debris and silt
  • Fascia boards damaged by overflowing water

Landlords with a home close to Southall station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • How soon the report will arrive
  • Whether the loft space is looked at, where there is one
  • Their track record with similar roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

Why act early in Yeading

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Any roof job in Yeading means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.
