Pre-purchase roof surveys for Yeading homes and businesses

Pre-purchase roof survey in Yeading

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it’s safe to get in. You get a photo-illustrated written report. We survey the roof space, flat-roofed extensions and dormers and clay and concrete tiles, and the problems we are asked to look at most are bitumen or mortar used in place of proper repairs and damp timbers or stains in the loft.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Yeading could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Different roofs, different checks

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Tips that help

Here are a few things we’d tell any owner:

  • Give your solicitor a copy of the report
  • Don’t leave it until just before exchange
  • Find out whether the roof has been replaced or patched
  • Look for fresh paint on upstairs ceilings at viewings

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Let us know about parking before the day
  • Leave a clear route to the loft

Arrange a survey

Most bookings start with a short call: call 07833 053749 or email us and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Why it is worth a survey now in Yeading

Leaving it means judging the roof from the street. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • Prices that include VAT
  • We hold a CAA Flyer ID and Operator ID
  • 5,000+ surveys completed
  • Professional indemnity and public liability insurance

Questions from Yeading

Can you fly a drone over a roof in Yeading?

It depends on the exact address and the weather on the day. Yeading is about 2 miles from the edge of the flight restriction zone around Heathrow Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. RAF Northolt is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying.

Does a conservation area affect roof work in Yeading?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you inspect the roof from on top?

Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Can you survey in bad weather?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

What a pre-purchase roof survey looks like in Yeading

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Yeading is one of them, bay roofs, hips and later dormers each have their own details. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Northolt Manor, about 1.4 miles north-east, show how far back building in the area around Yeading goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Southall station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to St Joseph the Worker & Dovetail Centre: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For a London address like Yeading, it helps to know about controlled parking before the day, along with any off-street space.
