Gutter survey in Hayes, Greater London
Know where you stand with the gutter before you decide what to do next. Gutter surveys in Hayes.
- Soffits marked by water
- Water spilling over the gutter edge
- Cracked or loose downpipes
How a gutter survey works in Hayes
Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, but we flag anything that could contain it. We’re often asked to look into hoppers and outlets full of debris and gutters that have fallen out of line, on fascias and soffits, downpipes and eaves gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

FAQs for Hayes
I let a flat near Hayes & Harlington station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Does a conservation area affect roof work in Hayes?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Will the survey check for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll plan the survey around it.
How do I book a survey in Hayes?
The quickest way is to phone 07833 053749 or email us. Let us know the address and a little about the roof. Surveys run seven days a week.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

What a gutter survey doesn’t cover
In fairness, there are limits to any roof survey:
- Rot or damp concealed behind fascias or inside walls
- Underground drains, which need a CCTV drain survey
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.

Gutter surveys around Hayes
The wider area around Hayes has a long history of building, with Northolt Manor about 3 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Living close to Barra Hall Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For businesses in and around places like The Chimes, a roof report helps plan work around trading rather than after a leak. For a London address like Hayes, it helps to know about controlled parking before the day.

DIY checks: what’s safe
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Why act early in Hayes
A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, often in the heaviest rain. It’s worth having these gutters looked at before the wetter months. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, it normally takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Hayes moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Preparing for the visit
- Keep pets out of the way during the survey
- Note where any stains or damp appear
- Clear the way to the loft hatch
