Gutter survey in Ruislip Gardens

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, valley gutters and fascias and soffits, and common reasons people get in touch are dripping or leaking gutter joints and hoppers and outlets full of debris.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Ruislip Gardens with this kind of roof, the hidden gutter is one of the first things to check.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

Gutter surveys in Ruislip Gardens: local notes

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Ruislip Gardens is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Ickenham Hall, about 1.3 miles west, is one of the historic houses in the wider area around Ruislip Gardens. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you let a flat or house near South Ruislip station, the gap between tenancies is a good time to have the roof looked at. If you live near a park like Church Field Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Ruislip Gardens questions

Does a conservation area affect roof work in Ruislip Gardens?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near South Ruislip station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or use the contact form with the address and what you need.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What will the report tell me?

A photo-illustrated written report, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or use the contact form to arrange a day.

What affects the cost of gutter surveys

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the exact price before you book.

What we need to know

When you call or email, these details help:

  • The type of building and roof, such as pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • Any deadline, such as an exchange date

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Include valley, parapet and box gutters when clearing
  • Look for new stains on ceilings below valleys after rain
  • Check for spilling water in a downpour
  • Check from ground level or a window, not a ladder

The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

What a gutter survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Damage hidden inside walls or behind boards
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

Common roof problems in Ruislip Gardens

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Things that frequently lead to a survey include:

  • Valley or box gutters that overflow inside
  • Sagging gutters and loose brackets
  • Blocked outlets and hoppers
  • Gutters full of debris and silt

If your house is among the older ones in the streets near Church of St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a roof survey includes

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about 1–2 hours at most homes, or half a day or so for a commercial building. In a London area like Ruislip Gardens, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Gather any invoices or paperwork from past roof work
  • Check pets are kept safely away
