Ruislip Manor: your questions answered
Is parking a problem for a survey in Ruislip Manor?
Normally it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
How do I find out if my home in Ruislip Manor is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What will the report tell me?
Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Is there a good time of year to book a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Is a Saturday or Sunday visit possible?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, call 07833 053749 or use the contact form.
What happens next?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
About our gutter survey in Ruislip Manor
Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey valley gutters, downpipes and outlets and hoppers, and the problems we are asked to look at most are downpipes that are split or coming away and water spilling over the gutter edge.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Ruislip Manor are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey changes by roof type
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Roofs, chimneys and gutters in Ruislip Manor
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 1.5 miles south-west lies Ickenham Hall, a reminder of how long the area around Ruislip Manor has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building like Lady Bankes Infant School, large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around St. George's Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What happens if roof problems are left?
A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Common roof problems in Ruislip Manor
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.
Problems we come across often include:
- Rotten fascias or stained soffits
- Hoppers and outlets full of debris
- Gutters that have fallen out of line
- Cracked or loose downpipes
If you let a flat or house near West Ruislip station, a dated record of the roof is useful when planning maintenance across a let.
Questions to ask before you book
- Whether the price includes VAT
- Whether they hold professional indemnity and public liability insurance
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How soon the report will arrive
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. You’re welcome to ask questions while we are there. In Ruislip Manor, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
Getting ready for the survey
- Point out any leaks or damp patches
- Leave a clear route to the loft
- For a flat or shared roof, check access with the building owner or managing agent
Arrange a survey
Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or drop us an email with the details.
Related advice
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
