Gutter surveys near Dormers Wells

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

How a gutter survey works in Dormers Wells

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so. The next step is suggested too. If you’ve noticed gutters packed with leaves or moss and dripping or leaking gutter joints, a survey will tell you what’s going on, whatever the roof.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Dormers Wells as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

When you need someone else

To be straight with you, a roof survey has limits:

  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What this survey covers

  • Downpipes
  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. For a visit in Dormers Wells, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it is shared

Roofs, chimneys and gutters in Dormers Wells

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Osterley House, about 1.9 miles south, show how far back building in the area around Dormers Wells goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you run a business near Treaty Centre, a roof report helps plan work around trading rather than after a leak. If you live near a park like Castle Bar Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Why act early in Dormers Wells

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the loft space and the rooms below usually during the worst downpours. It’s worth having these gutters looked at before the wetter months. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

When to book a survey in Dormers Wells

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

These are some of the problems a survey can pick up:

  • Rotten fascias or stained soffits
  • Overflowing eaves gutters
  • Valley or box gutters that overflow inside
  • Cracked or loose downpipes

Take a building like Dormers Wells Junior School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before you book any roof surveyor

  • Whether you get a written report with photos
  • Whether any drone flown is registered with the CAA
  • Is VAT included in the price?
  • Which viewpoints they use to see the roof

What’s in a roof survey

Your questions about gutter surveys in Dormers Wells

Will parking be an issue for a roof survey in Dormers Wells?

It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Is my home in Dormers Wells listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will the survey check for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe and a drone where applicable.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
